For Property Owners

EPG manages residential rentals for owners in Allegany County, Hancock in Washington County, and the Baltimore area, with documented operations and a published rate for each of three plans. You choose how much of the work we take on, and you can end the agreement with 30 days’ written notice, with no termination fee. Not ready to hand it over yet? Start with a free rental analysis, and read Owner Resources for what Maryland asks of you before a tenant moves in.

Documented operations

Notices, inspections, spending approvals and owner communication are written down and kept on file.

Maintenance and tenant communication

We take repair requests, schedule and follow up with vendors, and handle tenant communication on your behalf.

One unit or a portfolio

The same process applies to a single rental and to a multi-property portfolio. The fee is a percentage of collected rent.

MANAGEMENT SERVICES

Three management plans

From light-touch tracking to full local representation: Owner Assist, Standard Full-Service, and Premium Investor, each with a published rate and a clear per-unit monthly minimum. See the full plan comparison and exactly what is included in each.

Routine Inspection
Recommended twice per year. A documented snapshot of your property’s condition during tenancy including inspection visit, visual review, notes, photos, and summary report.
Move-In / Move-Out Inspection
Detailed condition documentation tied to a possession change. Includes onsite documentation, photos, and reporting to support turnover records and file protection.
Drive-By Exterior Check
A quick exterior visual observation for light monitoring and status checks. Includes brief notes and basic photo documentation.

We handle intake, vendor scheduling, communication, follow-up, and invoice coordination so you never have to chase a contractor.

Vendor Meet / Site Access Coordination
We schedule and coordinate vendor access, meet contractors on-site, and follow up on status.
Routine Maintenance Coordination
Intake, vendor scheduling, communication, follow-up, and invoice coordination for standard repairs.
Large Project Coordination
For larger repairs, turnover work, or multi-step projects. Coordination, communication, and follow-up from start to finish.
Emergency Maintenance Coordination
Urgent issue? We intake the emergency, coordinate the response, dispatch vendors, and keep you informed fast. Fee is separate from the repair invoice.
Eviction Coordination / Compliance Administration
When a tenancy escalates to formal enforcement, we handle the administrative side: notice coordination, file handling, communication, timeline tracking, and court-process administration where permitted. Not legal representation. Legal fees and court costs are separate.
Annual Budget / Performance Review
A strategic annual review of your property’s performance: maintenance trends, reserve planning, budget support, and a forward-looking conversation about your property goals.
Property Owner Onboarding Fee
A one-time setup fee per owner account covering intake administration, document structure setup, and account onboarding. Applies per account, not per property.

You get an owner statement by email every month, and any report you ask for. Rent is tracked in Xero and every payment is reconciled against the bank account.

Monthly owner statement
Sent by email each month. There is no portal to log in to.
Reports on request
Ask for an income report, a ledger for one property or the figures your tax preparer needs, and we send it.
Bank reconciliation
Rent and expenses are tracked in Xero, and payments are reconciled against the bank so the statement matches the account.
