Each plan covers what your signed management agreement says. Unless the agreement says otherwise, you pay property costs, vendor bills, legal fees and court costs. All add-on prices are listed below.

Pricing questions
Each plan has a monthly minimum per unit: $75 for Owner Assist, $125 for Standard Full-Service and $175 for Premium Investor. If the percentage comes to less than that in a month, you pay the minimum.
It is a percentage of the rent we actually collect: 6%, 10% or 15%, depending on your plan, with the per-unit minimum. Repair bills and other property costs are separate from the fee and show as their own lines.
Leasing a home costs one full month’s rent. The minimum is $1,100 in the Baltimore area and $900 in Western Maryland. If you only want part of the work, listing only is $650, listing and screening is $850, and screening alone is $60 per applicant.
There is a one-time owner account fee of $150. Right now it is $75. You pay it once per owner account, not per property or unit.
Legal fees and court costs are separate, and EPG does not provide legal representation. These are also priced separately: routine inspections ($120), move-in and move-out inspections ($140), lease renewals ($250), large project coordination (12%, $250 minimum) and after-hours emergency coordination ($95). Premium Investor includes some of them. The plan table above shows what each plan includes.
Yes. Routine repairs carry a 10% markup on the vendor’s bill. That covers finding the vendor, booking the work and checking it. Large projects are 12%, with a $250 minimum. You see the vendor’s bill and our markup as separate lines.
