We are a Maryland property management company that runs on documented systems and clear accountability. These are independent contractor roles. Two of them are remote, where we care about whether you can do the work rather than where you sit, and one is on the ground in Allegany County.
What these roles have in common
- Independent contractor, not employment. You are responsible for your own taxes, insurance and tools.
- Task-based. We do not set fixed daily hours. Work is assigned on a schedule or as it comes up.
- Reachable during US Eastern Time business hours. Not sitting at a desk all day, but responsive enough that approvals and deadlines do not stall.
- The two office-based roles are fully remote. The maintenance role is on-site in Allegany County, for obvious reasons.
- We work inside Microsoft 365. Teams, Outlook, SharePoint and Planner, with Power Automate behind a lot of it. How deep that goes depends on the role.
- Documentation is part of the job, not an afterthought. If it is not written down, it did not happen.
Bookkeeper / Accountant
A hands-on execution role for someone who can own reconciliations, AP and AR, and clean month-end reporting with minimal oversight. Work is assigned either on a recurring schedule or as issues come up. There are no fixed daily hours, but you need to be reachable during our business hours so approvals, payments and reporting do not stall.
What you would own
- Transaction accuracy and reconciliation. Bank, credit card and clearing account reconciliations, with the root cause found and a clear audit trail left behind.
- Accounts payable. Route vendor bills through approval, keep coding and backup clean, and pay on time so nothing goes to late fees or service interruption.
- Accounts receivable. Post payments, keep tenant and owner ledgers accurate, investigate delinquent or incorrect balances, and surface exceptions early.
- Reporting. Produce the assigned financial and operational reports and file them where they belong, complete and on time.
- Communication. Answer owner and tenant questions about payments, charges and balances clearly, and escalate with documentation and a recommended next step.
What we need from you
- Three or more years of property management accounting or bookkeeping experience, multi-property or multi-entity preferred
- Extensive production experience in QuickBooks and Xero, including bank feeds, rules, journal entries, reconciliations and reporting packages
- Comfort working inside Microsoft Teams, Outlook, SharePoint and Planner, working directly from assigned tasks
- Comfort inside automated Power Automate workflows. Being able to troubleshoot or improve a flow is a plus rather than a requirement
- The judgement to work independently, document as you go, and flag a blocker before it becomes a missed deadline
Probably not a fit if: You need constant direction, you do not document your work, or you would rather not be reachable during the working day.
Marketing Manager
An execution role, not a coordinator or advisory one. You personally build, manage, optimise and report on campaigns and website content across several markets, with minimal oversight. Experience marketing property management or real estate services is required.
What you would own
- Paid advertising, the primary responsibility. Google Ads including Search and Display, Microsoft and Bing Ads, and social advertising. Keyword research, audience targeting, ad copy testing, budget and bid management, and continuous optimisation against cost per lead and lead quality.
- SEO strategy and execution. On-page work across every market: optimised copy, heading structure, meta titles and descriptions, image naming and alt text, internal linking and site structure. Build and maintain market-specific landing pages.
- Website management. Add, edit and update content directly in WordPress, and build new landing pages for markets, campaigns and services. You manage the site personally rather than requesting changes.
- Local and offline marketing. Signage, placemat ads, local print and other hyper-local campaigns, coordinated with the digital side.
- Tracking and reporting. Maintain tracking in SharePoint, report lead volume by source and by market, and present actionable insight rather than raw numbers.
- Branding and compliance. Keep every piece consistent with our brand and compliant with Fair Housing and real estate advertising requirements.
What we need from you
- Proven experience marketing property management or real estate services
- Extensive hands-on experience with Google Ads and Microsoft/Bing Ads, plus social advertising platforms
- Strong technical SEO and local SEO experience, implemented thoroughly rather than partially
- WordPress site management, including building market-specific landing pages
- The ability to track, analyse and report performance, and to work independently across several markets at once
Probably not a fit if: You want to direct strategy without executing it, or you would need someone else to make the website changes.
Maintenance Technician
General maintenance and handyman work across our managed properties in Cumberland, Frostburg and the surrounding Allegany County area. This is hands-on, on-site work: turnovers, repairs, and the steady stream of small things that keep a rental in good condition and a resident happy. Work is dispatched to you rather than scheduled as fixed shifts.
What you would own
- General repairs. Drywall, paint, doors and locks, fixtures, appliances, minor carpentry, and the ordinary wear and tear a rental generates.
- Turnovers. Getting a unit ready between residents so it can be marketed and leased without delay.
- Documentation. Photos before and after, notes on what you found and what you did. This is how owners see where their money went, so it is part of the job rather than paperwork on top of it.
- Entry done correctly. Maryland has notice rules for entering an occupied unit and we follow them on every visit. We will make sure you know exactly what they require.
- Flagging what you cannot do. If something needs a licensed trade, we want to hear it from you early rather than discover it late.
What we need from you
- Practical general maintenance and repair experience, whether that came from a trade, from property maintenance or from running your own handyman work
- Your own tools and reliable transport, and the ability to get to properties across Cumberland, Frostburg and the surrounding area
- A phone you can take clear photos on, and the willingness to document as you go
- The judgement to know the edge of your own competence and say so
- Courteous, straightforward dealing with residents. You are often the only person from EPG they meet in person
Probably not a fit if: You would rather not document anything, or you are not comfortable being the face of the company at somebody’s front door.
Licensed trade work goes to licensed tradesmen. We use licensed contractors for plumbing, electrical and lead-related work, and this role is not expected to perform any of it. If you do hold a trade licence, tell us. It is useful, but it is not what we are hiring for here.
What the process looks like
- Application review. We shortlist against the experience and systems the role actually needs.
- A paid skills exercise. Shortlisted candidates may be asked to complete a short, paid, practical exercise. We pay for your time on it.
- A video interview for candidates who do well on the exercise.
- Reference checks for finalists, and we ask permission before contacting anyone.
