What Property Management Costs in Maryland: Our Published Prices

Short answer: at Eastern Properties Group, full-service management is 10% of collected rent with a $125 per unit monthly minimum. A lighter plan is 6% and a premium plan is 15%. Leasing a vacant unit costs one month’s rent, with a $900 minimum in Western Maryland and $1,100 in the Baltimore area. Every price is on our pricing page.

The three management plans

  • Owner Assist, 6% of collected rent ($75 per unit monthly minimum). For hands-on owners who want our systems, intake, tracking and reminders without full-service management.
  • Standard Full-Service, 10% of collected rent ($125 per unit monthly minimum). We handle the day-to-day management. Most owners choose this plan.
  • Premium Investor, 15% of collected rent ($175 per unit monthly minimum). For remote and portfolio owners who want a local operating partner as well as a manager.

Leasing and one-time costs

  • Leasing and tenant placement: one month’s rent, $900 minimum in Western Maryland, $1,100 in the Baltimore area.
  • Listing-only marketing: $650. Listing plus screening: $850. Screening only: $60 per applicant.
  • Lease drafting or signing only: $250. Lease renewal: $250.
  • Owner account fee: $150 per owner, not per property, currently $75.

Inspections and maintenance

  • Routine inspection $120, move-in or move-out inspection $140, drive-by exterior check $45.
  • Routine maintenance coordination is a 10% markup on the vendor invoice. You set a spending limit, and anything above it waits for your approval.

What “percent of collected rent” means

The fee is charged on rent we actually collect, subject to the monthly minimum for the plan. You get a monthly owner statement by email showing rent in, expenses out and our fees.

How to compare managers

Ask every company for its full written price list, not just the headline percentage. Check what the leasing fee is, whether maintenance carries a markup, what a lease renewal costs and whether there are setup or termination fees. Ours are all published.
