COVERAGE

Serving Harford County

We manage across Harford County, including Bel Air, Abingdon, Fallston, Churchville, Aberdeen and Havre de Grace, and we are expanding here. Our office is in Cumberland, and we manage Harford County properties directly.

If you own in both Harford and Baltimore, one point of contact covers both. The compliance work is genuinely different on each side of the line, which is exactly why it is worth handing over.

All of our markets are listed on Service Areas.

THE LOCAL MARKET

A market shaped by Aberdeen Proving Ground

Harford’s rental demand leans heavily on Aberdeen Proving Ground and the contractors and civilian staff around it. That produces a tenant base that relocates on orders and on contract cycles rather than on the academic calendar, and it rewards owners who can move quickly on a qualified application.

The housing stock is suburban and considerably newer than Baltimore’s rowhouses, so a smaller share falls inside the pre-1978 lead rules. That is worth checking rather than assuming, because the obligation turns on the build year of your specific property.

COMPLIANCE

What applies here depends on where the property actually sits

Maryland has no statewide landlord licence. What it does have is the lead rental registration, and that is driven by the age of the building rather than by which county it is in.

Local requirements are the part that varies. Harford County and its incorporated towns do not all treat rentals identically, and an address in Bel Air is not automatically subject to the same rules as one in unincorporated county. We confirm what applies to your address before the unit is listed, rather than applying a rule of thumb.

1
Check the build year first
Pre-1978 brings the property inside Maryland's lead rental registration and certification requirements.
2
Register with MDE if it applies
Registration is required within 30 days of acquiring a rental property, with an annual renewal due by the end of the year and a fee for each dwelling unit.
3
Confirm the local layer
We check the county and, where relevant, the town for any additional rental requirement attached to your address.
4
Keep the renewals on a calendar
The lead registration renews annually. We track it so a lapse does not surface at the worst possible moment.

The full Maryland picture, including how the lead clock and the local licensing clock run separately, is on our rental registration and lead paint page, and there is more for owners on Owner Resources.

QUESTIONS

Frequently asked questions

It depends on the address. Requirements are not uniform across the county and its incorporated towns, so we confirm what applies to your specific property rather than quoting a general rule. Tell us the address and we will check it.

Maryland’s lead rental registration is driven by pre-1978 construction, so a 1992 build sits outside it. The rest of the landlord-tenant obligations still apply in full.

Yes. A large share of demand here relates to Aberdeen Proving Ground, and we screen every applicant against the same criteria regardless of employer, in line with our Fair Housing Statement.

Yes, and it is one relationship rather than two. The compliance work differs on each side of the line, which is the main reason owners hand it over.

All plans and fees are published on our pricing page.
