Home Base

Cumberland, MD

Our headquarters and the Allegany County seat. Historic homes in North End, more affordable rentals in South Cumberland, and a rental market shaped by UPMC Western Maryland.

College Town

Frostburg, MD

Home to Frostburg State University. Off-campus rentals near campus and downtown run on an academic-year leasing cycle, alongside long-term family housing.

Retail Corridor

LaVale, MD

Unincorporated and retail-anchored around Country Club Mall and the Route 40 corridor, with newer, more affordable housing than Cumberland's historic core.

Outside Allegany County?

Cumberland and Allegany County are our original core, and we now manage property in the Baltimore area too, with the same team and the same standards. The compliance picture is genuinely different at that end of the state, so each market has its own page: Baltimore City and Harford County.

What managing here actually involves

Local knowledge is not a tagline, it changes the calendar we work to. Frostburg State University requires first-year students to live on campus, so most student renters start looking for off-campus housing as sophomores, often as early as October or November for the following fall. We build leasing and turnover schedules around that cycle rather than assuming every lease turns over in the summer.

Compliance is part of our process from day one in every market we work in, including Maryland rental registration and Allegany County landlord-tenant requirements. Every notice, inspection, and dollar is documented and tracked, and owners see it on their monthly statement.

Our office is in Cumberland, and we now manage property in the Baltimore area as well. We manage it directly, and the compliance picture there is genuinely different from western Maryland, so each market has its own page.

Baltimore City, where the city runs its own rental licence on top of the state lead registration, including an inspection by an inspector registered with the city.

Harford County, covering Bel Air, Abingdon, Fallston, Churchville and the surrounding communities, where what applies depends on the specific address.
