A generic lease template downloaded off the internet can quietly include language Maryland has banned for years. We use terms that are built for this state, not just adapted from somewhere else.

Frequently Asked Questions

At least 60 days for a stated-term lease or a month-to-month tenancy, and at least 90 days for a year-to-year tenancy. These are minimums under Maryland law, not suggestions, and a lease can’t shorten them.
No. Rent increases are only allowed when the lease renews, and you have to give the tenant at least 90 days’ written notice before the increase takes effect. There’s no statewide cap on the amount.
A confess-judgment clause, any waiver of the tenant’s legal rights or right to a jury trial, and any provision that shortens a notice period required by law. Leases with these terms can run into trouble if challenged.
Yes. It has to be a separate section from the rest of the lease and signed or acknowledged on its own, not just buried in the general lease language.
