Your Money Is a Fiduciary Matter, Not Just a Spreadsheet
Maryland regulates more of your property’s finances than most owners realize, especially where tenant money is involved. Our reporting is built around what’s actually required, not just what’s convenient.
- Deposits held in an interest-paying account: Maryland requires security deposits to sit in an interest-bearing bank account, not just a general operating account. We track this per unit.
- Interest rate: deposits earn the greater of 1.5% per year or the one-year Treasury yield rate. Interest isn't owed if the deposit was held less than six months or the tenancy was under a full month.
- Rent increases: only allowed at lease renewal, with at least 90 days' written notice. There's no statewide cap on the amount, but the notice requirement is strict.
- Utility billing transparency: if a tenant pays utilities directly to you, you have to provide monthly bills or the prior year's total costs broken out by utility type. If you use a ratio billing system, additional disclosure rules apply.
