Collection, Enforcement, and the Paper Trail
Collecting rent is easy when it shows up on time. The value is in what happens when it doesn’t.
Online Collection
Tenants pay through the portal, on a fixed schedule, so payment is never a phone call or a check in the mail.
Late Fee Enforcement
Applied consistently and within the legal cap, covered in detail below, so it holds up if it's ever challenged.
Receipts & Records
Every payment logged and receipted, so there's never a dispute about what was paid and when.
Nonpayment Escalation
If rent goes unpaid, we send the required notice and hand off to eviction coordination if it doesn't resolve.
Late Fees and Nonpayment, Handled Correctly
Maryland changed its late fee rules as recently as October 2025, and the failure-to-pay-rent process has specific steps that have to happen in order. Get any of it wrong and a judge can throw out the case.
- Late fee cap: as of October 2025, a late fee can't exceed 5% of the unpaid rent balance, not 5% of the full month's rent. If a tenant pays part of what's owed, the fee has to be recalculated on what's actually still outstanding.
- No statewide grace period: Maryland doesn't set a default grace period, so a late fee can apply the day after rent is due if the lease says so. We write and apply late fee terms consistently, in the lease, every time.
- 10-day written notice: before filing a failure-to-pay-rent case in District Court, the tenant has to get written notice stating the amount owed and 10 days to pay it. We send this before any case gets filed.
- Right of redemption: a tenant can usually stop an eviction by paying everything owed, plus court costs, before the sheriff acts, unless they've had three or more nonpayment judgments in the past 12 months.
What Happens When Rent Is Late
Due Date Passes
We flag the missed payment immediately and apply the late fee your lease allows, calculated correctly on the balance owed.
Notice & Outreach
We reach out to the tenant directly. If it isn’t resolved, we send the required 10-day written notice before anything goes to court.
Escalation If Needed
Still unpaid after notice? We hand off to eviction coordination and compliance administration to file in District Court.
