EPG begins operational work only after the Agent Agreement is fully executed. Submitting the application alone does not start active management services.

A one-time Account Fee of $150 per owner account applies. Current introductory rate: $75 (50% off). This fee covers account setup, intake administration, and onboarding support.

- Leases and addenda
- Rent roll
- Insurance certificate
- Lead-based paint documentation (pre-1978 properties)
- Rental license or registration
- Tenant ledger and security deposit docs (if occupied)
- HOA or condo documents if applicable

What You Will Need to Complete Onboarding
To complete onboarding, we may require property and ownership documents depending on whether the property is vacant or occupied. If any required item is missing, onboarding, listing, or transition timelines may be delayed until the file package is complete.

- Proof of property insurance or certificate
- Lead-based paint documentation for pre-1978 properties
- Rental license or registration where applicable
- HOA or condo rules and documents where applicable
- Warranties, service plans, and vendor contacts
For Occupied Properties
- Current lease and any addenda
- Rent roll
- Tenant ledger
- Security deposit documentation
- Any existing vendor or maintenance records
Document uploads will be handled as part of the agreement step. Our team will provide secure upload instructions after your application is reviewed.
