Detailed Services:
Standard Full-Service Property Management
Price: 10% of collected monthly rent
EPG handles the full day-to-day operation of your rental property — so you don’t have to. Rent collection, tenant communication, maintenance coordination, lease administration, owner reporting, and compliance documentation. All included.
Premium Full-Service Property Management
Price: 15% of collected monthly rent
Everything in Standard, plus higher-touch support for remote and active investors. Internal off-market leads, walkthrough support, onsite representation, performance projections, and strategic guidance for owners buying, holding, or selling rentals. Built for owners who want EPG as their eyes and ears on the ground.
Leasing & Tenant Placement
Price: One full month's rent (Baltimore minimum $1,100 / Western Maryland minimum $900)
Need a tenant but not ongoing management? EPG markets your property, handles inquiries, coordinates showings, processes applications, screens applicants, prepares the lease, and manages move-in. We hand you a placed, qualified tenant.
Tenant Screening Only
Price: $60 per applicant

Lease Renewal
Price: $250
We handle the full administrative process of renewing an existing tenant’s lease — paperwork, routing, signatures, and file completion. Simple and handled.
Listing-Only Marketing Package
Price: $650
Need exposure but handling the rest yourself? We prepare your listing content, write the marketing copy, and set up inquiry routing and showing coordination handoff.
Listing + Screening Package
Price: $850
We market your property, handle inquiries, coordinate showings, process applications, and deliver a qualified applicant summary. You retain control of final lease execution.
Lease Drafting / Lease Signing Only
Price: $140
A detailed condition inspection tied to a possession change. Includes onsite documentation, photos, and reporting to support turnover records and file protection.
Routine Inspection
Price: $120 (recommended twice per year)
A documented snapshot of your property’s condition during tenancy. Includes an inspection visit, visual review, notes on observable issues, photos, and a summary report.
Move-In / Move-Out Inspection
Price: $120 (recommended twice per year)

Drive-By Exterior Check
Price: $45
A quick exterior visual observation for light monitoring and status checks. Includes brief notes and basic photo documentation.
Vendor Meet / Site Access Coordination
Price: $75
We schedule and coordinate vendor access, meet contractors on-site, and follow up on status — so you don’t have to leave work to let someone in.
Routine Maintenance Coordination
Price: 10% markup on vendor invoices
We handle intake, vendor scheduling, communication, follow-up, and invoice coordination for standard repair and maintenance issues.
Large Project Coordination
Price: 12% coordination fee ($250 minimum)
For larger repairs, turnover work, or multi-step projects — we manage the coordination, communication, and follow-up from start to finish.
Emergency Maintenance Coordination
Price: $95
Urgent issue? We intake the emergency, coordinate the response, dispatch vendors, and keep you informed — fast. Fee is separate from the repair invoice.
Eviction Coordination / Compliance Administration
Price: $325
When a tenancy escalates to formal enforcement, we handle the administrative side — notice coordination, file handling, communication, timeline tracking, and court-process administration where permitted. Not legal representation.
Annual Budget / Performance Review
Price: $225
A strategic annual review of your property’s performance — maintenance trends, reserve planning, budget support, and a forward-looking conversation about your property goals.
Account Fee
Price: $150 per owner account (currently 50% off — $75 introductory rate)
A one-time setup fee per owner account covering intake administration, document structure setup, and account onboarding. Applies per account, not per property.
For Tenants
We make renting easier from move-in to move-out. EPG offers residents a range of support services to make your rental experience smooth, organized, and stress-free.
Price: $75
Starting fresh in a new place? We help you get set up — utility setup guidance, portal onboarding, move-in coordination, and resident setup support so day one goes smoothly.
Price: $45
Locked out? We coordinate the response — intake, dispatch, and follow-up. Note: vendor or locksmith charges are separate.
Price: 15% coordination fee ($50 minimum)
Need cleaning or move-out services coordinated? We schedule the vendor, handle communication, and follow up on completion so your move-out goes smoothly.

For Real Estate Professionals
Back-office support that helps you stay focused on production. EPG offers administrative support services designed specifically for real estate agents, solo producers, and growing teams who need professional back-office coverage without the cost of a full-time hire.
Detailed Services
Price: $40 per hour
Flexible hourly support for agents who need help without a monthly commitment. Covers file organization, CRM updates, inbox support, calendar coordination, scheduling, document handling, lead response, communication drafting, and general workflow support.
Price: $650 per month (up to 15 hours/month)
Entry-level recurring support for newer or lower-volume agents. Includes light inbox and calendar support, basic scheduling, CRM updates, file organization, document routing, task follow-up, and basic lead response during business hours.
Price: $1,250 per month (up to 35 hours/month)
For active agents who need consistent support throughout the month. Everything in Basic, plus more frequent inbox and calendar support, lead response, phone answering during defined windows, client and vendor communication drafting, showing coordination, and status tracking.
Price: $2,250 per month (up to 60 hours/month)
For higher-volume agents and teams who want EPG functioning as a full administrative back office. Everything in Growth, plus higher-touch inbox and calendar support, expanded phone coverage, routine client email drafting, more active lead intake and routing, expanded listing and transaction admin support, and multi-file operational coordination.
